A house in multiple occupancy (HMO) is defined as a property that is rented out to at least three people who are not from one household (i.e. family) but share facilities like a common kitchen or bathroom. Before the term HMO was invented this arrangement was often known as a house share.

If you rent out a large HMO you will need a licence which is something we can help you with. So what is the definition of a large HMO? A large HMO is one that is rented to 5 or more people from more than one household, is at least three storeys high and has shared bathroom, kitchen or toilet facilities. The rules vary from council to council and even smaller properties may still require a licence. Again we will be able to advise. The licence is normally valid for 5 years.
