To help you to understand the process of converting a loft space, I will explain the steps required to transform your loft into a livable space.
Firstly, you need an idea of what you want to create in the Loft space. Loft conversions require a simple set of drawings which show load calculations in order for us builders to supply and install building materials to meet building regulations. We can help you find a Company to do a set of drawings required to meet your local Council requirements.
Most loft conversions can be done under ‘permitted development’ rights. your council website will explain everything you need to know about this.
Once these drawings are approved by the council, they will issue you a certificate to commence works.
Our first job is to erect scaffolding around your house so that we can work without too much disruption to your daily life.
Our next job is to strengthen what is to become the floor. This done, usually by inserting steel beams along each length of the loft area which are supported by chasing them into the brickwork at each end. Note; if you live in a semi detached or terraced property, then you will need a party wall agreement. This is a legal agreement with your neighbour that states the works you will be doing. It also states that brickwork will be removed for the installation of the supporting steels and then made good (sealed up). We are not knocking a hole into their home, its into the breeze block your side and fixing to the main brickwork. Then we strengthening the immediate area around the breeze block with solid brick.
Next, we will line the steels with wood joists then attach jiffy hangers to the steels. These jiffy hangers are what we lay the new floor joists into which will span the width of the loft

After we install the new floor joists, the plumbers will lay any pipe work for shower rooms. Electricians will first fix the electrics. Next we install sound proofing blanket between the joists. Then we can lay loose floor board to a large area, which in turn allows us to work safely on the rest of the conversion.
The next stage is to replace the purlins with small vertical under perlins, which will eventually form part of a wall. Now we can cut out the existing perlins and struts to open up the space whilst still supporting the roof.
we can now open up the roof to the rear of the property and build the dormer section. We can usually do this section in one day including laying 100m celotex insulation board and the OSB roofing board. Now we can make it water tight.
The next day we would install the windows and start relaying the roof tiles. The other jobs are fitting celotex insulation board between the rafters and fitting the plaster board.
We cover the floor joists with a thin rubber membrane which supresses sound transferred through the beams to rooms below. Now we can do the final fix with the floor board to most of the remaining floor. We leave only the section where the new staircase is to enter the loft.
At this stage we build the staircase and can finish boarding the floor.
the rest is down to your personal preference. Can erect stud walls to create an en-suite shower room, add built in wardrobes or make a cinema room
