The question everyone asks is ‘how much will an extension cost?”
I will give you the ballpark figures so you can have a rough idea, but first, it’s always a good idea to establish your maximum budget. The reason is it’s very easy, particularly with the wide choice of fittings available, to get carried away and spend more than you first planned. How much will it all cost?
The costs of extensions range from about £1500 sqm to £3000 sqm. Why such a wide variation? Small extensions still need walls and a roof the same as larger extensions. Therefore, the economies of scale mean the more floor space in the middle, the cheaper per square metre.
Putting a small 12 sqm extension with average fixtures and fittings will be about £2,000 sqm. However, a 24sqm extension with the same quality fixtures and fittings could probably work out around £1700sqm. Although a rough guide, if adding value to your home is the priority, you can plan to get the most bang for your buck.
If you’re going for a two-storey extension, the second floor is always cheaper per square metre because we don’t need to add foundations. This could bring the price down to around £1500sqm for the project.
The cheapest build will be creating the space simply as livable floor space. It obviously gets more expensive if you want to create a kitchen or a media room, where we have to add significant extra plumbing or electrics to the area as well smart cabling into the walls for TV, WiFi and mood lighting.
