The costs of extensions currently range from £1500 sqm to £3000 sqm. Why such a wide variation? Small extensions still need walls and a roof the same as larger extensions. Therefore, the economies of scale means the more floor space in the middle, the cheaper per square metre.
Putting a small 12 sqm extension with average fixtures and fittings will be about £2,000 sqm. However, a 24sqm extension with the same quality fixtures and fittings could probably work out around £1700sqm.
If you’re going for a two storey extension, the second floor is cheaper per square meter because we don’t need to add foundations. This could bring the price down to around £1500sqm for the project.
The cheapest build will be creating the space as liveable floor space. It gets more expensive if you want to create a kitchen media room, where we have to add significant extra plumbing and electrics to the area as well smart cabling into the walls for TV, wifi and mood lighting.
